When you buy a house and need a mortgage, a lender will commission a mortgage valuation. The valuation advises the lender of the value of a property and of any characteristics of the property including significant defects which might affect its value as security for the proposed loan. They are not be confused with structural surveys.

The report is for the lender and is very much a pro-forma in style and is usually only two to three pages in length. We are on the panels of most of the lenders.

On the death of a loved one their property passes into the hands of the executor who will arrange for the assets of the deceased to be valued as at the date of death. Once the estate has been valued the executor (or Solicitor) applies to the Probate Office for a grant of probate and once issued and debts and taxes have been paid, the ‘estate’ is allocated in accordance with the terms of the will.

We can provide a robust independent valuation for probate purposes.

Where are property value is required in a court of law, we can provide an expert and independent valuation for this purpose.

The “Fair Deal” Scheme also known as the “Nursing Homes Support Scheme” provides financial support to people who need long-term nursing home care. The scheme is operated by the Health Service Executive (HSE). The report will be to the “Redbook” standard and considers the condition and date of entry to Nursing Home.

Where a property is sold a pro-rata “capital gains” tax is due to the Revenue based on the difference between the acquisition cost and sale cost. Sometimes purchase prices are not known and property deeds are lost to time. However, we have experience providing historical valuations in such instances including as far back as 1974.

We are also an active agent and auctioneer and can provide a marketing valuation about the likely rental or capital value of a property you are thinking of selling or renting out. Such a valuation is not suitable for secured lending applications or the other uses above, however, will be based on our market knowledge and is appropriate if you are considering marketing your property.
